How The Bakers work as your Buyers Agent when you purchase!

Common questions

  • Do I have to pay any money to my "buyers agent"?
No our buyer's brokerage services are free the seller pays all commission.

  • What can you do that makes the process easier?
As your buyers agent we look out for your best interests, in drafting the contract, helping you with the home inspection process, selecting a lender, attorney, handling the final walk-thru and attending closing.  We'll monitor your loan in process to make sure that everything goes smoothly, and be in contact with your attorney when necessary.  We'll also keep you informed of progress along the way and be available to answer any questions that may arise during the course of the transaction. You'll have an agency relationship with us as defined by Illinois law, (the same relationship you have with your attorney).

  • What guidance can you provide me in buying a home?
We view the process differently, we look at salability, how sound of a purchase is it?  Will it be easy to sell down the road should you choose to move.  We determine this by reviewing comps-closed sales.  We approach the purchase from a listing standpoint, making sure you have the information available to make a good sound financial investment. We'll not only tell you the good, we'll tell you the bad and the ugly. Years of experience have brought myriad situations in home sales. You'll get the benefit of our knowledge. Remember we want you and your family as clients for life. We earn that loyalty.

  •  All this for free?
Yes! You as a buyer are responsible for your costs in obtaining a mortgage, and other costs such as certain title charges, recording and attorney fees, but our services are free!

We sell homes in nearly every suburb as well as parts of the city.  We also have a relocation network of experienced agents who cover the entire country.

At any given time, you will hear people arguing that it is either a buyer's or seller's market.

What is meant by "Buyer's Market" is that there are more homes on the market than there are buyers for those homes. Traditional advice says that in such a market, buyers can take their time because homes stay on the market longer. In this type of market buyers are also told that they have the upper hand and are more likely to purchase a home with terms that favor them such as a lower price, or more seller concessions.

Conversely, what is meant by a "Seller's Market" is that there are fewer homes available than there are buyers for those homes. In this case, traditional advice says that seller's are more likely to get multiple offers and achieve a higher sales price because of the competition for homes.

Did you realize that there is a subset of homes for which this traditional logic does not apply? That's right! When you are in the market for a new home, it is very important to realize that the
best homes always sell quickly, and there is always competition for these homes. What this means for you is that if you want to have a chance to pick from the best homes on the market, you need to know about these homes as soon as they become available.

Many buyers attempt to conduct their own home search using one of the numerous home search web sites, without realizing the serious problem with this approach.
The Internet does not provide real-time information on homes for sale. All Internet sites that provide information on homes for sale get their information from the Realtor Multiple Listing Service (MLS). The information on home search web sites is anywhere from a few days, to a few weeks old. For you, this means that if you should happen to find the perfect home using the Internet,  it could be sold.

When you partner with us in your home search, we provide you with up-to-the-minute information on the hottest new listings. This means that when we find your perfect home, we can act before anyone else to guarantee that you have a chance to purchase it.

We have over 40 years of combined experience helping buyers and sellers in North/Northwest suburbs with their real estate needs. Best of all, we provide OUR VALUABLE BUYER'S SERVICES at absolutely
NO COST TO YOU (the seller pays our fees).

Even if you are not ready to purchase right now, why not get a head start on putting things in order by giving us a call at 847-927-2728. We will provide you with a free, no-obligation buyer consultation answering all of your questions, and giving you all of the important information you need to know about the home buying process.
